Full and part re-wires

Re-wiring is the heaviest piece of domestic electrical work, so we plan it carefully. We start with a walk-around to agree socket positions, switch heights, lighting layout and where the new consumer unit will live. The price is agreed in writing before any cable is run.

For most properties we work in two visits - first fix (cabling, back boxes, board position) before the plasterer, then second fix (faceplates, accessories, testing, certification) once the decorating is done. Plaster damage is minimised; we don't chase walls where surface trunking or floorboard lifts will do the job tidily.

What is included

  • First-fix cabling to all rooms, including lighting, sockets, cooker, shower and dedicated circuits
  • New consumer unit to 18th edition, RCBOs and surge protection where appropriate
  • Second-fix accessories - sockets, switches, faceplates - to your specification

  • Electrical Installation Certificate, notified to building control via NICEIC

Part re-wires are quoted on the same basis. Common examples are kitchen circuits during a refit, lighting circuits during a redecoration, or replacing perished cabling found during an EICR.

Fuse board (consumer unit) upgrades

If you have a wired-fuse board, a plastic-cased unit from before 2016, or no RCD protection on circuits feeding sockets, the consumer unit is the right place to start. A modern board with individual RCBOs gives both overload protection and earth-fault protection on every circuit, and isolates faults to a single circuit instead of taking the whole house dark.

What is included

  • Inspection of the existing installation to confirm it can be re-energised safely
  • Replacement metal-clad consumer unit, sized for your circuits with at least two spare ways
  • Individual RCBOs on all final circuits
  • Type 2 surge protection device (SPD), where appropriate
  • Main earthing and bonding checked and brought up to current standards if needed
  • Full circuit testing and an Electrical Installation Certificate

If pre-existing wiring faults are found during testing, they are reported and quoted before any remedial work begins. Nothing is added to the bill without a conversation.

Inspection & certification (EICR)

An Electrical Installation Condition Report (EICR) is the formal assessment of a property's fixed wiring. Landlords in England are legally required to have one at least every five years for each tenanted property; homeowners selling or buying are often asked for one; and many insurers will want to see a recent satisfactory report.

What is included

  • Visual inspection of the consumer unit, accessories and accessible cabling
  • Dead testing - continuity, insulation resistance, polarity
  • Live testing - earth fault loop impedance, RCD operation
  • Itemised report with any observations classified C1 (danger), C2 (potentially dangerous), C3 (improvement recommended) or FI (further investigation)
  • Clear, written quotation for any remedial work, with no obligation to use us to carry it out

If we do carry out the remedial work, we issue a Minor Works or Installation Certificate for the new work and re-issue the EICR as satisfactory.

Sockets, lighting & fault-finding

The everyday work. New double sockets in awkward places, spurs done properly (not stacked off existing spurs), under-cabinet kitchen lights, outdoor floodlights, garden power, replacement light switches, dimmers that won't make your LEDs flicker, and the patient diagnostic work of finding out why an RCD keeps tripping at three in the morning.

  • Additional double sockets and USB sockets
  • Replacement light fittings, including ceiling roses on lath-and-plaster ceilings
  • Outdoor sockets and lighting to IP-rated specification
  • Garden power to sheds, summerhouses and offices, with appropriate SWA cabling
  • Dimmable LED lighting that actually dims smoothly
  • Tracing intermittent faults, trips and dead circuits
  • Replacing old round-pin sockets, bell wiring and rubber-sheathed cabling

A Minor Works certificate is issued at the end of any notifiable job, and we'll happily certify and submit work to building control where required.

Data & network cabling

Wi-Fi only goes so far. For home offices, small business premises and properties with thick walls or multiple floors, a structured Cat6 install gives you a reliable wired connection at every point you need one, properly terminated and tested.

What is included

  • Cat6 (or Cat6a) cabling, run alongside or independent of mains cabling per BS EN 50174
  • Wall-plate or floor-box terminations
  • Patch panel and small rack install, where appropriate
  • Per-port testing with a Fluke-style cable tester
  • Coordination with telephone/broadband entry points and ONT location

We don't sell or configure routers and switches; we'll happily work alongside your IT provider to make sure the cabling lands where it needs to.

New builds & extensions

For extensions, loft conversions and new builds we work to the build programme as sub-contractor or direct to the homeowner. The work covers design (where required), first fix before plastering, second fix once decoration is complete, and the final inspection, testing and certification.

What is included

  • Cabling design and a circuit schedule appropriate to the property
  • Coordination with the builder, kitchen fitter and underfloor heating installer
  • Smoke and heat alarm provision to BS 5839-6, interlinked where required
  • Bathroom zone-compliant lighting and accessories
  • EV charge points wired on request (charger supply only; we'll work with your installer of choice)
  • Electrical Installation Certificate and building control notification on completion
